Introduction

Analytical and financial skills are important in assessing the potential for an asset's value appreciation. Mathematical competency and financial reasoning are important in the property industry to make accurate market analysis and sound investment decisions. Proficiency in these areas enables investors to evaluate the potential risks in the future market, and it also involves assessing the financial viability to determine property values. These involve making informed choices that help to maximize the returns and minimize the losses in the retail market. These concepts are also going to be applicable in the report for ABC Property Investment Pty Ltd, which involves evaluating the financial feasibility of acquiring the property that is Ashmore City Shopping Centre. This shopping Centre is located in Ashmore City on the Gold Coast (ashmorecity.com.au, 2025). The Centre has a Drakes supermarket, over 40 specialty shops and a wide range of personal and healthcare services, including medical centers, dentists, ophthalmologists, Australia Post and major banks (ashmorecity.com.au, 2025).

The purpose of this report is to provide a comprehensive investment analysis using two industry-standard valuation techniques, which are the Capitalization of Income (COI) method and the discounted cash flow (DCF) method. The report provides clear, evidence-based recommendations to ABC property investment regarding the acquisition of the property. The COI technique helps estimate the property value in relation to the net operating income of the market Centre and assesses the market capitalization rate. The  DCF method is used to determine the future cash flow over an 8-year holding period (2026-2034), which includes the assumptions for rent growth, vacancy rates, operating and capital expenditures, and terminal yield of the organization.

Property overview

Ashmore Shopping Centre is a fashion retailer that is established in Ashmore City. The shop is authorized by the City of Gold Coast in the Ashmore area, which is located at the busiest place in the City. This helps the business attract the majority of customers, maintaining a constant foothold. One more advantage is that many public transport options can be easily found in the area, which ensures high consumer density.

Tenant mix and Lease profile

The total number of tenants connecting to the Ashmore shopping Centre is 40. Among them, there are two primary retailers, which include Drake’s supermarket and Choice Discount Store. Those two stories acquire the majority of the lease profile with a combined occupancy of 3000 square meters.

  • The remaining 38 shops have a total $800 market rent value, which includes different types of shops.
  • There are 4 general retail shops, and their lease term is from January 2022 to December 2029. Each shop has a 140 square meter area.
  • There are 9 shops related to the food and beverages category, with a 120 square meter area for each shop. The lease term of all these 9 shops is from January 2023 to December 2028.
  • The number of health and beauty shops is 14, and each of them has a 90-square-meter area with a lease term from January 2024 to December 2031.
  • There are 11 service category shops with a January 2022 to December 2030 lease term, and the provided space for each of them is 80 square meters.

The multiple tenancies are beneficial for ABC Property Investment Private Limited (Tiwari et al., 2025). The high number of shops includes multiple income sources, and it elaborates on not depending on a single source of income, which minimizes its dependency. The multiple shops in the Ashmore can provide better profits as the area is served by many public transport options, and bring more foot traffic to every business. The high number of tenancies can help to manage the economic factors related to loss within a particular business.

Weighted Average Lease Expiry (WALE)

The weighted average lease expiry maintains the overall details regarding the lease term of every tenancy shop in a business (Martin et al., 2022). WALE is used for managing the policy of risks for every shop under the conditions provided by the owner or authority, and gives a brief on how to maintain the legal terms regarding the Lease period. It tracks the lease term year of all the shops based on the area and business progress.

Table 1: Calculation of WALE

(Source: Created in Excel)

The WALE has been calculated regarding the six ship categories, acquiring a specific amount of area for the shop. The WALE is expected to be 5.73 years, which ensures that the company possesses a stable lease profile with a higher opportunity of achieving income in the medium term. In addition to that, the tenant for income is also very long, which can ensure that the company has a stable income over the years. The leases of specific shop categories are also going to expire in a specific time, which can minimize uncertainties and financial risk that can be observed in the annual cash flows (Lim et al., 2023).

Retail property market commentary

According to propertyproaus.com.au, (2025), the Australian commercial property market increased by 3% in 2025 compared to the previous year due to its potential growth in operational efficiency. The retail growth forecast for retail investment volume is expected to reach $8.7 billion in 2025, and 41% market investment is expected to increase over the 10-year average (retail-show.com.au, 2025). This dynamic reflects a broader trend of seeking capital for stable, income-producing assets, particularly in the retail property sector. Shopping centers with strong architects and diverse specialty offerings are increasingly seen as resilient investments, especially in areas with population growth and limited new retail supply. The Queensland retail property market benefits from population expansion and infrastructure investment. The Ashmore shopping Centre is taking a popular route to continue attracting both residents and tourists, which supports the demand for retail within Australia. Australia’s retail market suffers with its vacancy rates remaining low in major centers, and rent growth is expected to outpace productivity growth.

Housing affordability

The Australian market faces the challenge due to the high housing affordability, and a gap is emerging due to the wage growth and property prices, making it difficult for young Australians to enter the property market (infotrack.com.au, 2024).

Interest Rate Fluctuations

Interest rates play a key role in the property market. Historically, the interest rate was low, but in recent years, the Reserve Bank of Australia has signaled further increases in interest rates to control inflation. Rising interest rates involve reducing the borrowing capacity as well as demand, which could stabilize or even lower property prices in the future.

Macroeconomic Indicators

The economic fundamentals of Australia have grown, signaling a robustness in terms of economic factors in 2025.  The property professionals use macroeconomic indicators to determine the performance growth in the retail market within Australia.

 Australia Consumer Confidence

Figure 1: Australia Consumer Confidence

The above figure demonstrates that the consumer confidence in Australia has risen by 98.5 points in August, a significant increase from July (93.1 points). Retail sales data in February 2025 has shown an increase in retail turnover by 3.6% Year-on-Year (YoY) and by 0.2% Month-on-Month (MoM). Victoria and Western Australia led YoY growth, increasing by 4.0% and 6.2% respectively (colliers.com.au, 2025).

Figure 2: RBA Interest rates

RBA Interest rates

From the above figure, it has been understood that the Reserve Bank of Australia (RBA) executed cuts in interest rates by 0.25% points in August to 3.6%, after July's shock 'on hold' decision. This eases the cost-of-living stress and boosts sentiments among customers.

These macroeconomic indicators indicate the supportive environments for retail spending. This, in turn, underpins the rental developments and the occupancy stability across the retail assets.

Structural Shifts

The property retail sector is constantly changing due to the influence of several factors such as implication of technology and changes in consumer preferences. In this regard, the omnichannel retailers are more focused on experimental shopping due to the application of AI and analytical processes. The retailers are also changing their strategies in the rental process. For instance, a combined rental method is becoming more applicable where a retailer implements both residential and office categories to maximize their revenue streams. This shift in the overall structure is also very beneficial for shops that are located in neighborhood centers like Ashmore City due to its presence as a reach community hub and dense population.

The above table demonstrates the estimation of GRI, and the calculation includes shop, shop quantity, and rental income from the rental market within Australia. The anchor tenants have a total of one drakes supermarket shop and one discount store. Specialty shop is present in a total 38 number of shops.  The total “gross income” is $4449000, which is calculated through the sum of the rentals. The GRI is the total income that is generated from the rental property without deducting other expenses such as maintenance costs, operating costs, and taxes.

(Source: created in MS Excel)

Market value is the price that an asset can be found for in the market, based on the price that buyers are willing to pay and the price that sellers are willing to accept. The market value is calculated by dividing the NOI by CR, which is $58179231. CR value (6.50%) is taken from the assumption that is nearest to the capital expenditure rate of “Ashmore City Shopping Centre”(acumentis.com.au, 2024). The estimated value $58,179,231 is well above the proposed purchase price ($22,000,000), indicating possible undervaluation.

Discounted cash flow approach

The discounted cash flow (DCF) method refers to a forward-looking valuation technique that is used to estimate the present value of the property on the basis of the anticipated future cash flow values. This method is useful here for the retail asset (Ashmore City Shopping Centre), as the income statement tends to vary over time because of some factors. These factors include rental growth, lease expiries, market dynamics, and capital expenditures (Vonlanthen, 2024). COI only provides a clear snapshot on the basis of the current income, but the DCF model delivers and captures the lifecycle of the full investment, which includes the terminal value at the end of the designated holding time.

Key Considerable Assumptions

Some specific assumptions have been made in the process of focusing on the new cash flow that was generated from rents. The annual rental growth rate of three acres is taken to be 3% along with the growth of retail sales values in Australia. These observations or assumptions directly reflect the low vacancy rate possessed in neighborhood centers (Daniel et al., 2022). The annual discount rate is taken to be 8% while considering the expected returns of the investments regarding the assets.

The discount factors affect the organization’s asset value, where the best case is when the asset value increases. In the worst case, when the discount factor is increased, the value of the asset decreases. In the sensitivity analysis, the analysis was conducted through changes in the terminal yield in percentage. It has been observed that an increase in terminal yield results in a decrease in asset value.

Conclusion

The overall report demonstrates the financial analysis for the Ashmore City Shopping Centre using both the Capitalization of Income and Discounted Cash Flow (DCF) techniques. The overall report demonstrates the emerging risk in investing in shopping centers, such as economic volatility, tenant turnover, and high initial capital expenditure. However, the returns generated by the assets are also very significant in the 8-year holding period, which was ensured through NPV and terminal value. The estimated values in both valuation methods are $58179231 (in COI) and $38,550,020 (in DCF), highlighting undervaluation with respect to its market benchmark (as higher than the purchased price). This proposes that proceeding with the acquisition will be viable for the firm. This is further supported by attractive terminal yield, robust upside, and stable tenancy with the purchased price.
